Eminent Domain Experience Outstanding

We worked with Chris on an eminent domain project that impacted 2 properties. He was extremely effective at guiding us through it. He has a vast knowledge of the process, the various roles involved, and is excellent at explaining to non-legal persons. His assistance enabled us to reach an agreement with PennDOT in a reasonable timeframe that we were all satisfied with!

One of the properties is a very popular chicken restaurant that will be heavily impacted by the reconstruction project. Please feel free to contact us to discuss your case.

Lower Merion Township and School District Eminent Domain Actions

Bottom line…Chris Duerr is the only attorney you should hire for eminent domain.

I had not one, but TWO eminent domain issues for the same property (one with township, one with school district). I first hired an attorney who represented he was skilled in eminent domain matters. When it turned out he was clearly not, but rather a professional in real estate broadly, and HOA issues, this wound up costing me an additional $25k. When I complained to a RE appraiser about this, he recommended Chris Duerr. Atty Duerr not only made sure that didn’t happen with the second eminent domain issue, but coordinated the two agreements between the township and the school district to make sure I did not have any problems in the future with conflicting language.

Hire him.

An experienced Pro to have on your side!

I’m very pleased with the job Chris Duerr did for me. I hired Chris back in 2019 to handle an eminent domain situation with the Pennsylvania Department of Transportation. He had proactively reached out to me with a letter of introduction due to his awareness of land seizures occurring in my area and that is how I became aware of him and his services, as I didn’t know him before this. He was professional, yet “down to Earth” and made the procedures and options plain to me throughout the whole process. He was very responsive to any communications from me and even answered some of my concerns after normal business hours, while at the same time not being pushy or aggressive. PennDOT made me a monetary offer for the land they were going to take, and once Chris got involved, he was able to get me MORE than their offer. Chris was also instrumental in getting my mortgage company to stop dragging their feet and finally send me the partial release of lien needed for PennDOT to take ownership of the land and start their work. My mortgage company had dragged their feet for a solid year and as I was feeling the pressure from PennDOT to get this resolved, Chris offered some very needed assistance to finally get that done. His billing was fair and well documented, and he didn’t “nickel and dime” me for every little thing. My experience with Chris Duerr was a very positive one and it was great to have such a professional like him on my side throughout the whole ordeal with PennDOT and I highly recommend him for any legal work involving his field of specialty.

Chris Duerr’s response: This was a partial residential taking by PennDOT related to the Rt 309 bypass project in Montgomery County. Not every case needs to be litigated. In this case, PennDOT made an offer that after informal discussions with an appraiser was found to be very reasonable for the impacts. We negotiated an additional sum and were able to avoid additional litigation costs.

Condemnation on State Route 322 by PennDOT

I am writing this to recommend attorney Chris Duerr. Chris contacted me by letter about the condemnation of my commerical property on State Route 322 by PennDOT. Several attorneys had contacted me but what made Chris stand out was his previous eminent domain experience as an attorney for PennDOT and how personable and relatable he was and continues to be to me. He is easy to contact and easy to talk to. He explained the process to me as many times as I needed. Chris was able to easily guide me through the process and obtain a significant increase in what PennDOT originally offered for my property. Some of my neighbors on 322 have paid significantly more in legal fees and still do not have a resolution. Chris has been responsive to my questions and thoroughly addressed all of the complex issues that I faced from property value, moving, leases, new replacement property and litigation. I am very pleased to have selected Chris to represent me and fully recommend him to anyone facing the prospect of having their property condemned

Condemnation by The Pennsylvania Turnpike Commission

I recently worked with Chris when the PA Turnpike wanted a right of way at my residence. He was very professional and gave my wife and I sound advice. He eliminated quite a bit of the hassle of dealing with the Turnpike and the overall right of way issue. Ultimately, we believe we were treated fairly and respectfully by the Turnpike and we credit Chris’ work for how we were treated.

Condemnation on State Route 322 by PennDOT

My property was being taken as a result of eminent domain. The initial offer from the state (PennDOT) was low. I was frustrated because I was unfamiliar with the process, and what I needed to do in order to receive a fair settlement. Fortunately, I found Christopher Duerr. He gave me expert advice, and a plan of attack. Although I was hard to reach at times because of my heavy work load and travel, Mr. Duerr was proactive and got things moving. I couldn’t be more happy with the result. After expenses, which were pleasantly fair, I ended up with approximately 110% additional. This gentleman is a true professional and is definitely the person you want going to battle for you.

Chris Duerr’s response: This was a total taking of a commercially zoned  property by PennDOT along Rt 322 in Delaware County.  Obtained a settlement more than double PennDOT’s original offer.

Real Estate Property Tax Appeal

I am the President of a local Swim Club in Maple Glen Pennsylvania. I had done some online research and determined that our property tax was out of line with other local clubs. Our board decided that we needed to apply for a tax reduction appeal. We spoke to a few different attorneys we decided to work with Chris based on his background and experience. Chris handled our appeal with the Montgomery County tax assessors. Chris handled all the paperwork, took care of all of the scheduling, attended the hearing and we won 100% of our request. I can’t say enough about Chris’s quality and our experience working with him. He was always available and very helpful throughout the entire process.

Top Notch Resource!

My husband and I were interested in purchasing a property for cash without a real estate agent. As it became more of a reality, we began to realize how much we did not know and sought the help of Chris in the interest of mitigating risk within the context of a risky business. It was easy to establish a comfortable rapport with Chris as he made himself personally available and maintained continuous communication via email, text and voice. Chris gathered property specific information and guided us thru an informed decision making process. His partnership facilitated the confidence we needed to move forward and close the deal. Thank you Chris!
